La fortuna real estate in 2025, what to know
The current state of real estate in La Fortuna, Costa Rica, reflects a dynamic shift in the local real estate and rental markets. Following the post-pandemic surge, both tourism and housing experienced explosive growth.
However, the pace has now moderated from a blistering 10% growth rate in prices, giving way to a more competitive landscape for rentals as significant new construction comes online. I would estimate the current public estimates of 6% growth in housing prices this year sound about accurate.
Not many places with such quality of life can give you these kinds of returns for real estate investors, and I dont see the market slowing significantly any time soon, despite the drop in tourist visits this year. Perhaps Medellin Colombia might be a better place to invest, but there are not many that top La Fortuna.
They say Costa Rica is losing tourists to Nicaragua and Guatemala because of affordability. I can see that. But I also see a large growth in retiring North Americans, new wave of wealthy millennials, Europeans being a steady flow of demand for costa rican travel due to them being used to higher prices at home, thus not bothered as much buy the cost of living in costa rica.
La Fortuna is still growing rapidly, and property values are expected to double over the next decade, continuing the trend of the past ten years. There remains ample room for expansion, and the government’s effective protection of the natural habitat sustains the region’s eco-driven economy.
The area’s attractions, robust tourism infrastructure, ongoing projects like the new bike path, road improvements, and a new hospital for locals, all contribute to its appeal. I foresee La Fortuna becoming a hotspot for foreign investment, especially once major retailers like Walmart or Costco arrive. This may be great time to buy property in la fortuna, in hindsight.
Currently, the cost of living remains somewhat high due to limited shopping options, requiring residents to travel for better prices.
